Selected Work

Context-first solutions—from shoreline micro-sites to urban adaptive reuse.

Design Studio & Test Lab — Under One Roof

Design intent is proven in-house before it hits the jobsite.

Architecture That Builds Well

Our architects lead with site, climate, and program. We develop a clear kit of parts—structure, envelope, services— so contractors can price confidently and fabricators can shop drawings without guesswork.

Coastal resilience shapes our detailing: elevated slabs, continuous load paths, corrosion-aware assemblies, and shading strategies that reduce cooling loads from day one.

Accredited Testing Laboratories

Our testing group validates design assumptions with ASTM/ISO methods: blower-door and duct leakage, acoustic STC/NC, thermal imaging, and on-site envelope water intrusion (ASTM E1105).

Reports include raw data, calibrated equipment IDs, and pass/fail criteria matched to code or owner standards—ready for permitting officials, commissioning agents, and lenders.

Disciplines

Integrated teams—single point of accountability.

Architecture

Residential, Mixed-Use & Adaptive Reuse

Concept through permit and CA. Climate-specific massing, daylighting studies, and envelope details that balance first cost with lifetime performance. Deliverables tailored for bid clarity and reviewer expectations.

Engineering

Structural & MEP Coordination

Timber, steel, and concrete systems with continuous load paths and hurricane-ready connections. MEP solutions focus on sensible air changes, acoustics, and maintainability. BIM coordination to kill clashes before mobilization.

Testing Laboratories

Envelope, Energy & Acoustics

ASTM E779 blower door, E1186 air leakage investigation, E1105 water intrusion, thermal imaging, duct leakage, and field acoustics (STC/NC). Accredited methods, calibrated gear, permitting-ready reports.

Project Flow

Fewer surprises, better handoffs, predictable outcomes.

1Discovery & Feasibility. We map constraints—zoning, flood, utilities—and build a pro-forma aligned to scope, budget, and schedule.

2Design & Coordination. Iterative concepts, energy modeling, and BIM workshops with trades. Drawings drive bid clarity and permitting speed.

3Verification & Close-Out. Field testing validates envelope and systems; punchlists track to zero. Turnover includes O&M and testing reports.

Signature Projects

Three contexts. One integrated approach.

Courtyard office shell by day

Westside Courtyard Office

Adaptive reuse of a warehouse shell to a daylight-rich office with outdoor rooms and low cooling loads.

Mixed-use street frontage

Mixed-Use Corner

Facade rhythm, shading devices, and night-time presence study for an urban infill block.

What Clients Say

Relationships that last longer than a quota.

“Submittals were exactly what reviewers wanted to see. Permits sailed through and bids came back clean.”
— GC, Mixed-Use Infill
“Their lab team verified envelope performance on a tight schedule. The report package made our lender happy.”
— Owner, Coastal SFH

FAQ

Short answers to common questions.

Do you work outside Florida?

Yes. We regularly coordinate in the Southeast (Georgia, Carolinas) with local engineers and officials.

Can we hire only the testing lab?

Absolutely. Envelope, energy and acoustics testing can be engaged as a standalone service.

What project sizes are a good fit?

From single-family coastal to mid-scale commercial / adaptive reuse. Ask about feasibility for larger scopes.

How soon can you start?

Discovery calls can usually be scheduled within a few days. Start dates depend on scope and jurisdiction.
